Upon finding a property, you will be required to pay an administration and holding fee. We will then take up references via our referencing agency to enable you to proceed; these will include Employer's reference, previous landlord's reference, character reference and credit check. It may be necessary for you to supply a Guarantor who will also be required to be fully referenced. A Guarantor is a UK based homeowner in full time employment or in the case of a retired person, someone who is receiving a private pension. Subject to all satisfactory references being received, a moving date will be confirmed. Should the tenancy not proceed due to your fault, i.e. change of mind, unsatisfactory references etc, your administration and holding fee will not be returned.
Applicant Fees are Per Person £240.00
The fee is payable on selection of a property to rent. This fee is to check the suitability of the applicant and financial checks and or referencing along with the collation of documentation to confirm the reliability of the individual. If a Guarantor is required an additional Fee of £240.00 is payable. Additional copies of the Assured Shorthold Tenancy Agreement Fee £60.00 Reference request at end of Agreement Fee £30.00
Inventory Fees may apply
W J Meade do not prepare Inventories but can recommend an Independent Company. Their fees are dependent on type, size and furnishing of the property and cannot be quoted.
